$40 non-refundable application fee per applicant
A credit report and background check will be completed on all applicants over 18 years of age
Gross income must be a minimum of three (2.5) times the monthly rent.
Acceptable Income Documentation must be uploaded with application. This includes but not limited to the following:
o Government issued photo ID for each applicant
o Paystubs for one consecutive month. If you are paid:
Monthly, you should submit two paystubs
Bi-weekly, you should submit two paystubs
Weekly, you should submit four paystubs
o W-2 from Employer
o 1099 if Self Employed
o 3 Consecutive (most recent months) of full Bank statements, if the above is not available.
Once the application is approved, the applicant must sign the lease agreement and provide a cashier’s check or money order within 48 hours. This will include the deposit amount (subject to change based on screening results).
Applicable city tax
The applicant must move into the property 14 days from application submittal.
Lease Items
All utilities must be transferred to the resident’s name. Proof of transfer is required.
Renters Insurance is required by all leaseholders.
o Policy coverage must be a minimum $100,000 of liability per occurrence for the entire duration of the lease, beginning with the commencement date and ending upon termination of the lease agreement.
o All leaseholders must be listed on the policy whether individual or joint policy.
o Adrian Diaz TeamWill provide details of entities to be listed as “Interested Party”
Adrian Diaz Team does not accepts pets (Exception: Assisting Living Animals)
o Dog Bite Liability Insurance is required for all Residents with authorized dogs.
Co-Broke
It is required you provide a copy of your W9 prior to move-in to receive payment.
Payment is issued to the address on your W9 within 30 days of move-in.
When the applicant is approved, you will be notified and the Adrian Diaz Team will prepare the lease agreement and communicate the Move-In process with the resident.
